St Stephen’s Church Steeple View

St Stephens Church in the Greater Manchester town of Hyde is a grade 2 listed building. The site also comprises one acre of greenfield land which was inaccessible from the existing highway.

With the existing use of the church becoming less suitable, we approached the Church of England and Church Commissioners with a proposal to redevelop the church and land.

The extensive costs that were associated with the renovation of the church, and the relatively low values of the local residential market, posed an interesting development challenge.

Conscious of the ongoing deterioration of the church building, and being aware that most traditional housebuilders would not want to tackle a listed building, our proposal was to develop the site for an ambitious registered provider.

This approach allowed was to incorporate an on-site energy generation unit, improving the scheme viability significantly. The effect of this was to reduce the requirements at the planning stage for viability arguments, allowing us to gain planning permission and secure the church quicker, and protecting the building from any future deterioration.
